Project description:

Nordre gate 12 is a retail and office space in the city centre of Trondheim. It has been partially renovated and expanded with a new floor containing a restaurant and a roof terrace available to the public.

The project has used FutureBuilt’s criteria for circular buildings, achieving a circularity index of 60%. Old bricks used in the building are an example of both reuse and social sustainability. A work collective for people with substance abuse issues was engaged to clean the bricks.

Measures to significantly reduce greenhouse gas emissions have been taken, such as upgrading to energy class A and using solid timber flooring on the refurbished floor. External insulation has been fitted to the facades and roof, and all windows have been replaced with new, energy-efficient windows with a low U-value. In addition, a new ventilation system has been installed, featuring a high heat recovery rate, VAV control and generally good technical performance. These measures have helped to significantly reduce the building’s energy requirements compared with the baseline.

The project has become a pioneering initiative in the fields of sustainability, innovation and inclusion through collaboration between stakeholders. Examples include a publicly accessible urban space on the roof, the reopening of a passageway that had been closed since 1957, workplace inclusion, a learning arena, and the ongoing sharing of experiences throughout the process. In addition, the project has met the criteria of the EU Taxonomy, FutureBuilt and BREEAM Outstanding, including Paris Proof.
